G+1 or G+4? Choosing the Right Building for Your Plot

How plot regulations, budget and intended use decide whether a ground-plus-one or ground-plus-four building is the right call.
The answer is usually decided for you before budget enters the conversation — by what the plot is zoned to allow. But where there is a genuine choice, these are the trade-offs worth understanding.
Start with the affection plan
Your affection plan states the permissible height, built-up area and setbacks. No amount of design ambition changes those numbers, so the feasibility study always starts there.
Where G+1 makes sense
- Private family villas and twin villas, which is the majority of residential plots in Dubai.
- Investment plots aimed at family rental rather than apartment yield.
- Faster programme and a simpler approval route than a mid-rise building.
Where G+4 pays off
- Plots zoned for multi-unit residential where rental yield per square foot is the objective.
- Mixed-use plots combining retail at ground level with apartments above.
- Staff accommodation and commercial buildings.
The cost difference is not linear
A G+4 brings in lift installation, Civil Defence fire systems, a heavier structural frame and a longer commissioning phase. The cost per square foot is higher, but so is the revenue per square foot of plot. The right comparison is return on the plot, not cost per square foot of building.
