What Does It Really Cost to Build a Villa in Dubai?

A breakdown of the real cost drivers behind villa construction in Dubai — from plot conditions and specification level to the fees owners routinely forget to budget for.

Almost every villa enquiry we receive opens with the same question, and it deserves a better answer than a single number. Construction cost in Dubai is driven by a handful of variables that are entirely within your control — and a few that are not.

The variables that move the number most

• Built-up area — the single biggest factor, and the one owners revise most often after the first quote.
• Specification level — a shell-and-core standard and a high-end turnkey finish can differ by more than double on the finishes package alone.
• Plot conditions — soil quality, water table and access all affect the substructure and the cost of getting materials to the site.
• Basement or no basement — excavation, shoring and waterproofing add a disproportionate cost per square foot.
• External works — pools, landscaping, boundary walls and driveways are frequently excluded from headline quotes.

The costs owners forget to budget

Beyond the construction contract there are consultancy fees, Dubai Municipality permit and inspection fees, DEWA connection charges, Etisalat or du infrastructure, insurance and a contingency. As a rule of thumb we advise clients to hold ten percent of the contract value in contingency, even on a fixed-price contract, because owner-driven changes are the most common source of variation.

Why the cheapest quote is rarely the cheapest project

A low bid usually means something has been left out — provisional sums with no backing detail, an unrealistic programme, or finishes specified as "as per client selection" with no allowance behind them. When you compare quotes, compare the exclusions list first. It tells you far more than the bottom line.
